COMMERCIAL ROOFING MATERIALS
EPDM ROOFING
Also known as rubber roofing, EPDM (ethylene propylene diene monomer) is an extremely durable synthetic rubber roofing membrane. In our area, EPDM roofs are generally black, but white is also available. We use black because it helps reduce heating costs in winter, helps melt snow and ice to reduce the roof’s snow load, dries more quickly than white, and can reduce the potential for condensation issues on your roof. EPDM is durable and resists weathering and hail damage.

TPO ROOFING
Thermoplastic polyolefin (TPO) roofing is another option for commercial roofing. TPO is generally white and reflective. The material reflects UV rays (and heat) away from the building, saving you money on cooling during the summer months. TPO offers excellent performance at an affordable price. TPO is less likely to experience algae or mildew growth and is good at resisting dirt buildup, punctures, or tears.

THE COMMERCIAL ROOFING PROCESS
Installation of single-ply membrane roofing, such as TPO or EPDM, requires a crew with specialized knowledge and skills. These are steps we follow when installing a flat-roof on a commercial property.
1.
Pre-project site review and introduction to onsite supervisor.
2.
Remove all layers of previous roofing materials.
3.
Replace any rotten decking boards.
4.
Lay down two layers of insulation panels, offset to prevent leaking, and secure with mechanical fasteners.
5.
Add a layer of cover board to protect the roof while we are walking on it. This also helps protect the roof against storm damage.
6.
Unroll single-ply membrane, overlapping the sheets. This may be adhered by hot-air weld for TPO, adhesive for EPDM, mechanical fasteners, or ballast.
7.
Install pipe and curb flashing and termination bars.
8.
Thoroughly clean up the work site. Commercial Supervisor will review the site with you to ensure satisfaction
